By using our website and booking a stay with Schliesmann Estates, you agree to the following key terms and conditions. A comprehensive rental agreement with full details will be provided after booking.
Booking Agreement: Your reservation is confirmed upon payment of the required fees as outlined during booking. By placing a booking, you enter into an agreement to adhere to our policies and house rules. All fees, inclusions, and applicable taxes will be clearly presented in the booking process, and you agree to pay all charges associated with your stay.
Check-In and Check-Out: Check-in and check-out times are specified in your booking confirmation. Please honor these times to ensure smooth turnover of the accommodation. If you need special arrangements (e.g. a late check-out), please contact us in advance and we will accommodate if possible.
Occupancy & Pets: Each booking covers up to the number of guests stated in your reservation, and no more than two (2) pets are allowed without prior approval. If you wish to bring extra guests or additional pets, you must request and receive permission in advance – additional fees may apply for unapproved pets or guests. Exceeding the confirmed occupancy or bringing unapproved pets can result in extra charges and/or the cancellation of your stay without refund.
House Rules (Noise & Smoking): We ask that all guests respect quiet hours from midnight until sunrise to maintain a peaceful environment for our neighbors. No smoking is allowed indoors. Any indoor smoking is a serious violation and will result in a substantial cleaning fee (a minimum $500 penalty for damages and odor removal). Smoking is permitted only in designated outdoor areas, and all cigarette waste must be disposed of properly.
Property Care & Damages: Treat the property, facilities, and amenities with care. Guests are expected to keep the premises in good condition and to notify us of any issues. You agree to be fully responsible for any damage, loss, or excessive cleaning needed due to misuse or negligence during your stay. No security deposit is collected upfront; however, by booking you agree that we may charge you for the cost of any repairs or extra cleaning required as a result of your stay.
Liability: You acknowledge that your stay and participation in any activities (on-site or off-site excursions arranged through us) are at your own risk. Schliesmann Estates and its affiliates are not liable for any accidents, injuries, illness, or loss of personal property that may occur during your visit, to the fullest extent permitted by law. We advise all guests to exercise due caution in outdoor activities and to secure their belongings.
No Unlawful or Unauthorized Use: Our property may only be used for lawful, private vacation purposes. Guests must not engage in any illegal activities on the premises. Subletting or transferring your booking to another party without our consent is not allowed. Any serious violation of laws or of these terms (such as conducting unauthorized events or exceeding occupancy) may result in immediate termination of your stay and possible fines or legal action.
Acceptance of Terms: By confirming a reservation on our site (or via our booking partners), you indicate that you accept and agree to abide by this summary of terms and all detailed conditions in the final rental agreement.
