Terms & Conditions

By using our website and booking a stay with Schliesmann Estates, you agree to the following terms and conditions. A comprehensive rental agreement with full details will be provided after booking.

1. Booking Agreement

  • Your reservation is confirmed upon payment of the required deposit as outlined during booking. By placing a booking, you enter into an agreement to adhere to our policies and house rules. All fees, inclusions, and applicable taxes will be clearly presented during the booking process, and you agree to pay all charges associated with your stay.

2. Payment & Deposit Terms

  • A 50% deposit is required at the time of booking to confirm your reservation.

  • The remaining balance is due 7 days before your check-in date.

  • All prices are rounded to the nearest $5.

  • Failure to submit the remaining balance by the due date may result in cancellation of your reservation.

3. Cancellation Policy

  • Cancellations significantly impact our ability to rebook and coordinate with our service partners. The following policy applies to all reservations:

    • 60+ days before check-in —> Full deposit refunded, minus a 10% administrative fee

    • 30–59 days before check-in —> 50% of total booking value forfeited

    • Less than 30 days before check-in —> No refund — full booking value forfeited

    • No-show —> No refund — full booking value forfeited

  • Date changes are treated as a cancellation and rebooking, subject to availability

    • Date changes are treated as a cancellation of the original booking and a new reservation, subject to current availability and pricing. Schliesmann Estates reserves the right to cancel a reservation due to unforeseen circumstances, in which case a full refund will be issued.

4. Check-In & Check-Out

  • Check-in and check-out times are specified in your booking confirmation. Please honor these times to ensure smooth turnover of the accommodation. If you require special arrangements such as a late check-out, please contact us in advance and we will accommodate where possible.

5. Occupancy & Pets

  • Each booking covers up to the number of guests stated in your reservation, with a maximum of 18 guests.

  • Up to 2 pets are included at no additional charge.

  • A 3rd pet may be permitted with prior approval and will incur an additional pet fee.

  • Exceeding the confirmed guest count or bringing unapproved pets may result in extra charges and/or cancellation of your stay without refund.

6. House Rules — Noise & Smoking

  • We ask that all guests respect quiet hours from midnight until sunrise to maintain a peaceful environment for our neighbors.

  • No smoking is permitted indoors under any circumstances.

  • Indoor smoking is a serious violation and will result in a minimum $500 penalty for damages and odor removal.

  • Smoking is permitted only in designated outdoor areas, and all cigarette waste must be disposed of properly.

7. Property Care & Damages

  • Guests are expected to keep the premises in good condition and to notify us promptly of any issues. You agree to be fully responsible for any damage, loss, or excessive cleaning required due to misuse or negligence during your stay.

  • No security deposit is collected upfront.

  • By booking, you agree that we may charge you for the cost of any repairs or extra cleaning required as a result of your stay.

  • The SE Squeaky Clean Guarantee applies to Signature and All-Inclusive packages: if the cabin is not to your satisfaction upon arrival, we will refund your cleaning fee upon receipt of supporting photos.

8. Liability

  • You acknowledge that your stay and participation in any activities — whether on-site or off-site excursions arranged through us — are at your own risk. Schliesmann Estates and its affiliates are not liable for any accidents, injuries, illness, or loss of personal property that may occur during your visit, to the fullest extent permitted by law. We advise all guests to exercise due caution during outdoor activities and to secure their personal belongings.

9. No Unlawful or Unauthorized Use

  • Our property may only be used for lawful, private vacation purposes. Guests must not engage in any illegal activities on the premises. Subletting or transferring your booking to another party without our written consent is not permitted. Serious violations of these terms — including unauthorized events, illegal activity, or exceeding confirmed occupancy — may result in immediate termination of your stay without refund, and may be subject to fines or legal action.

10. Acceptance of Terms

  • By confirming a reservation on our site or via our booking partners, you indicate that you accept and agree to abide by these terms and all detailed conditions in the final rental agreement.
